Project: National Meter Replacement
Kimco Realty Corporation is the owner and operator of more than 500 open-air shopping centers across the United States. Headquartered in New Hyde Park, New York, as of September 30, 2016, the company owned interests in 534 U.S shopping centers comprising 86 million square feet of leasable space across 35 U.S. states and Puerto Rico. In 2015 Kimco selected EMS as the sole vendor responsible for a national metering project to survey all shopping center utilities and install a single automated metering system to monitor every tenant's utility usage. Once complete, EMS will have installed or replaced meters in every one of Kimco's centers and will be posting hourly meter reading data to its web portal.

Project: Energy Benchmarking
US Realty Associates, Inc. is a commercial Real Estate brokerage company specializing in the leasing and sale of high profile properties throughout Philadelphia and its suburbs. In addition to submetering services, EMS has provided annual Energy Benchmarking services for all of US Realty's applicable Philadelphia properties since 2013. EMS has provided various energy services to US Realty Associates since 1996.

Brandywine Realty Trust, BDN (NYSE)
Project: Cira Centre, Philadelphia PA
The Cira Centre is a 29-story, 437-foot office high-rise in the University City section of Philadelphia, across the street from Amtrak's 30th Street Station. Developed by Brandywine Realty Trust and designed by César Pelli, it was built in 2004-05 on a platform over rail tracks adjacent to Philadelphia's 30 Street Station. EMS provides commercial submeter services to the office tenants on behalf of Brandywine Realty Trust.

EB Realty Management
Project: Divine Lorraine, Philadelphia PA
Designed by architect Willis G. Hale and built between 1892 and 1894, the building originally functioned as apartments for some of Philadelphia's wealthy residents. Lorraine Apartments was one of the most luxurious and best preserved late 19th-century apartment houses in Philadelphia. In 1900 the building became the Lorraine Hotel when the Metropolitan Hotel Company purchased the apartments. Later it would become the first hotel in Philadelphia to be racially integrated under Father Divine. The hotel was abandoned and left to deteriorate, with graffiti all over the walls, broken windows, and crumbling stone. On September 16, 2015, a massive renovation project was begun by Eric Blumenfeld. EMS continues it long partnership with EB Realty Management by providing The Divine Lorraine with submeters and billing services for the domestic water and electricity.

Federal Realty Investment Trust, FRT (NYSE)
Project: Santana Row, San Jose, CA
Santana Row is an outdoor shopping mall in San Jose, California. Development began in 2001 as a $450 million, 42-acre retail and residential “village within a city". It has come to be regarded as one of the most successful examples of a Mixed-Use development in the country. At Santana Row, EMS is responsible for a wide variety of meters in order to recover utility costs for several different entities. At this single project, EMS manages submeters for electric, gas, hot and cold domestic water, and central plant HVAC. The entity mix includes Federal Realty Investment Trust, several condominium associations, a hotel, and a master association.

Brandolini Property Management, Inc
Project: Energy Procurement
Brandolini Property Management, Inc. is a diversified real estate management organization that develops, owns, and operates a varied portfolio of properties. In addition to providing submetering services, EMS has saved Brandolini over one hundred thousand dollars by securing the lowest possible electric rates through its energy procurement program. Says Harry Watts, VP of Property and Asset Management, "I continue to put my trust in EMS because they provide the results that are required by Brandolini." EMS has provided various energy services to Brandolini since 2004.

Scully Company
Project: Avenir On Fifteenth
Scully Company's beautiful multi-family renovation of this former 150,000 sf office building included EMS's EMStat wifi thermostats for residential and retail spaces. The EMStat is both a smart meter and a building amenity. Giving residents and management the ability to set schedules and control temperatures remotely via their computer, tablet or smartphone adds comfort and saves money. The EMStat also accurately meters the HVAC runtime to allow management to fairly charge residents for their individual HVAC usage.

Workspace Property Trust
Project: Utility Expense Management
In less than a year, led by Thomas Rizk and Roger Thomas, Workspace Property Trust has grown from formation to over $1.2 billion in assets with 149 properties totaling approx. 10 million sf. Needing the ability to have visibility into their utility expenses, Workspace turned to EMS to provide Utility Expense Management and submetering services.
